How to compare mortgage offers
A lower interest rate does not always mean a lower overall cost if the loan has higher upfront fees or a different term. Compare equivalent loan amounts and terms when possible, and review the official Loan Estimate for lender fees, points, escrow items and other charges.
This calculator compares scheduled principal-and-interest payments plus the upfront fee amount you enter. It does not calculate APR, taxes, homeowners insurance, PMI, HOA fees, prepayment penalties or tax effects. APR requires additional fee and timing assumptions, so this result should not be treated as an APR comparison.
Frequently asked questions
Does the comparison include property taxes and insurance?
No. Entering taxes and insurance is outside this tool’s current scope. Use the Mortgage Calculator to estimate monthly housing costs.
Should I choose the loan with the lowest payment?
Not necessarily. Consider total interest, fees, term length, your budget, how long you expect to keep the loan and whether the rate is fixed or adjustable.
