How is mortgage debt-to-income ratio calculated?

The debt-to-income ratio compares monthly debt obligations with gross monthly income before taxes. The housing expense ratio compares estimated monthly housing costs with gross income. The total DTI ratio adds other recurring debt payments such as auto loans, student loans and minimum credit-card payments.

Formula: Total DTI = (monthly housing costs + other monthly debt payments) ÷ gross monthly income × 100. Housing costs can include principal, interest, property taxes, homeowners insurance, mortgage insurance and HOA dues.

What is a good DTI for a mortgage?

There is no single ratio that guarantees approval. Acceptable limits depend on loan program, credit profile, assets, income stability and lender underwriting. Use this calculator to understand your figures, then confirm the applicable criteria with your lender.

Frequently asked questions

Should I use gross or take-home income?

Use gross monthly income before taxes for the conventional DTI calculation. A personal household budget should also consider take-home pay and living expenses.

Does this calculator decide whether I qualify?

No. It calculates ratios from the numbers you enter and does not assess credit, assets, employment or lender-specific underwriting.
